Listening is part of the job.

Professional work in context
The work crossed balance sheets, property, transit and implementation.
The photographs matter because the résumé can make this history sound more compartmentalized than it was. Securities, real estate, public finance, transportation and teaching repeatedly informed the same analytical habits.

Board work is easier to understand when the fleet, routes, capital and riders are visible rather than reduced to an agenda packet.
The ribbon came after the difficult work
Relocation, financing, approvals, affordability restrictions and construction came before the ceremony.
Securities registration and earlier insurance licensing
I continue to maintain Series 7, Series 66, and Series 31 registrations. I also held state insurance licenses earlier in my career; those insurance licenses are now expired/retired and are not part of my current practice.
Independent practice and real-estate sales
I established Randall Stone Financial and obtained my California real-estate salesperson license. I sold homes in Southern California and represented clients in Northern California.
Brokerage and development
I became a California real-estate broker, supervised agents, and began development work in July. Former California DRE broker record (expired/retired; not intended for reactivation).
Site, finance, housing, and implementation
My work included site selection, development financial reports, sources and uses, capital stacks, public finance, LIHTC, community-development needs, accessibility, transit, and housing affordability.
Real Estate Finance at CSU Chico
I taught valuation, debt, equity, development, operating assumptions, tax credits, and public process through the Chico State College of Business.
Bean Counting Firm
As tax department manager and Enrolled Agent at Bean Counting Firm, I work at the intersection of tax preparation, planning, representation, property, closely held businesses, and client decisions.
Graduate work belonged inside an already full life.
The MPA with Distinction centered housing affordability and municipal economics. The family photographs matter because graduate work did not occur in a vacuum; it happened alongside marriage, parenting, professional work, and public responsibilities.
Institutional work
Titles matter less when nobody knows what the institution does.
Assessment Appeals Board
An independent, quasi-judicial county board that hears evidence from taxpayers and the Assessor and decides disputes over locally assessed property values.
BCAG
Butte County’s metropolitan and regional transportation planning agency, joint-powers authority, and policy board for B-Line transit.
ADA transition work
Long-running service before, during, and after Council focused on public access routes, barrier removal, communication, and program accessibility.
University and community institutions
Professional work happens through people, not only titles.
This University Union group photograph belongs in the record as a document of collaboration. The precise event and participant names can be added when the archival context is confirmed, but the image itself does not need to disappear merely because the caption is still catching up.
The project that ties it together
Bidwell Park Apartments
Thirty-eight apartments. One hundred percent affordable. Households at roughly 30% to 60% of area median income. Fifty-five years of restricted affordability. A major transit corridor. Accessible and adaptable design. Built despite sustained opposition.
That project contains finance, economics, real estate, public process, housing need, transportation, accessibility, community development, and implementation in one address.
